Rental Renovation in Seaford Restores Damaged Investment Property
A renovation designed to improve both rental return and future sale price.
Kudo Homes was engaged by property investors in Seaford, on Melbourne’s Mornington Peninsula, to restore a severely damaged rental. After the previous tenants left behind ruined walls, stained carpets, and broken appliances, the property needed serious attention be.
The owners planned to hold the property for a few more years before selling and wanted to bring it back to an as-new condition while keeping costs low. We delivered a budget-conscious renovation that revitalised the home and boosted its rental appeal while laying the groundwork for future capital gain.
Key Upgrades
Full interior repaint
New flooring throughout
Updated lighting
We tailor every renovation to suit the budget – ensuring complete transparency and control over spend.
Kitchen
The existing kitchen lacked storage and was in poor condition. We refreshed it within a tight budget to improve functionality and overall appeal for tenants and future buyers.
Living Area
Previously tired and dated, this space was fully refreshed with updated finishes and thoughtful styling. The result is a clean, warm, and inviting living area.
Bathroom
A full renovation wasn’t required, so we focused on smart, cost-effective updates to modernise the space. The result is a fresh, functional bathroom that presents well beyond its budget.
Wardrobes
The original wardrobes were outdated and impractical. We replaced them with custom cabinetry designed for usability and a built-in look, including:
Adjustable shelving
Hanging space
Storage baskets
Bulkheads for a seamless finish
These upgrades significantly improved functionality while adding value for both tenants and future buyers.

THE FINAL RESULT
Kudo Homes project managed an affordable whole-of-home renovation using flexible, low-cost improvements that would appeal to both renters and, eventually, buyers. Using inexpensive but effective construction techniques, we were able to deliver an appealing, practical and cost-effective outcome in less than four weeks.
